1. Consider negotiation first

Once you’ve found your dream new build home and know how much you can afford, consider negotiating with the developer before finalising your offer. You could potentially secure:

  • Upgraded fixtures and fittings: You may wish to try to negotiate some higher-quality upgrades as part of your package, including flooring, appliances, or fittings for a more personalised living space.
  • Free furnishings: Developers sometimes offer incentives like wardrobes, kitchen appliances, or extra storage – perfect for first-time buyers who may not have a complete furniture set yet.
  • Legal fee coverage: The developer may also offer to cover your legal fees, allowing you to allocate more funds towards your new home.

2. Making a new build house offer

When it comes to making an offer on a new home, securing a Mortgage in Principle is an important first step. Whether you choose to investigate negotiations is up to you, but if you’re happy with the cost of your new home, speak to the sales team at your chosen development and make your final offer.

If your offer is accepted, be prepared to pay a reservation fee; this is typical for new construction homes, especially if you’re purchasing off-plan.
